Based On The Angle Of View Of The Construction Cost Management Contract And Applied Research Subject

With domestic construction market conforming the world and increasinglyscarce resources, competitions in construction contracting markets have takenon a fiercer trend, since China implemented its reform and opening up policies.Construction enterprises have faced unprecedented pressure, and the profit spacefor the company has been compressed repeatedly. It also prompts the constructionenterprise mode of production from the extensive management style to intensivetransformation. However, the key factors which decide and measure the productionmode of the enterprise are the construction cost of projects. Therefore, thequality of cost-management work directly concerns the construction enterprise’seconomic efficiency level, and then decided the ability of improvingenterprises’ core competence.Basing on the current research result of construction cost management andcontract management, the paper analyses the form and effect of cost managementwhich is used in project construction by construction enterprises from the pointof view of the contract. And then combining with a practical project it hascarried on an empirical analysis about this theory’s application. It summarizesa cost management model with contract at the core and the guidance. The overallidea of this paper comes from theory to practice. Specific contents are asfollows：Firstly, through the domestic and foreign literature study and the presentresearch situation about the cost management theories and contract managementtheories, the paper summarizes the relationships between cost management andcontract management, and elaborates the content of the work and the workcharacteristics about the construction project contract management in stages.Secondly, combining with the status quo of the construction project costmanagement and contract management in our nation, the paper clear and confirmthe existing problems of the cost management and contract management by usingthe cost management theories and contract management theories. It also In-depth analyses the relationship and the mutual influence principle between the costmanagement and contract management.Meanwhile, in accordance with the contract type, the paper analyses thecharacteristics of the total price contract, unit price contract and cost pluscompensation contract in the cost management. In addition, according to varioustypes of contracts some cost management measures which the constructionenterprises ought to adopt have been offered.Finally, By using a professional college gymnasium and scientificexperimental building projects, the paper analyses the advantages anddisadvantages of the construction enterprise cost management from the angle ofcontract. And it summarizes the construction project construction costmanagement mode from the angle of contract.
