Since the reform and opening up, with the rapid development of economy, the realestate industry has become a pillar industry of the national economy, and makes a long andsound industrial chain."One change makes all change", the development of the real estateindustry is closely related to economic development and people’s life. Compared to the otherprovinces, the real estate of Jilin province, the northeast old industrial base, which startslater and develops slowly, has a small amount and at the primary stage, due to itsundeveloped economy, and many historical debts. With the development of economy andsociety, and the macro-control policy of the country and province, the real estate industry ofJilin province has a great development in scale, investment construction and developmentspeed, at present the whole real estate market of Jilin province develops smoothly, withsmall fluctuation, and may enters into platform setting from the rising channel since1999.But by the differences in geographic conditions, the level of economic development, basicservice facilities, population in the cities of Jilin province, the developments of the realestate in each city have obvious differences. Such as investment in real estate development,the floor space of buildings completed and commodity house sales area, etc, all revealedsignificant regional differences. The paper analyzes the characteristics of the presentsituation of the real estate in Jilin province, and the real estate development in each city fromthe single factor, and constructs the index system to measure the comprehensivedevelopment level of real estate and the change of the differences, and analyzes the regionaldifferences of the real estate development in Jilin province and the reasons.This paper consists of five parts. The first chapter introduces the research status of thereal estate development and real estate theory, such as real estate cycle theory, the theory ofsupply and demand, the economic development of disequilibrium theory. The secondchapter is the description and characteristics analysis of the status quo in scale, structure andthe efficiency of the real estate development in Jilin province. Chapter3is the main part ofthe paper, analyzes the real estate development level in each city of Jilin province from thedevelopment of real estate investment, consumption, supply, market and employment, andputs forward the comprehensive index system to measure the comprehensive developmentlevel of real estate in each city, and uses coefficient of variation to compare the developmentof the real estate and the regional differences from2000to2009. With the precedinganalysis, the fourth chapter discusses the reasons for the formation of the regionaldifferences of the development level in real estate in Jilin Province. Chapter5of this papersummarizes the conclusions of this study.
