As an important part of national economy and basic industry,real estate has the characteristics of long industrial chain and strong correlation,which exerts a profound and lasting influence upon the development of local economy.The study on the comprehensive development level of real estate industry plays an important part in estimating its development,future increasing its level,bringing into full play its driving role as well as ensuring the steady economic growth.Based on the development level of real estate in Liaoning Province,a series of development situations have been analyzed,including provincial and civic macroeconomic environments of real estate,its investment and construction,marketing of commercial housing,land development and purchase,growth of real estate enterprises,policies on real estate and etc.Problems exist in overall development of real estate industry in Liaoning Province and its cities have been dissected.Factors which influence development of real estate are divided into internal and external environmental impacts.Factors of external environmental impacts are classified four categories as macroeconomic environments,urbanization,geographic conditions and policy-systems.Factors of internal environmental impacts are classified four categories as real estate investment,construction,marketing and enterprises.Based on the above classifications,influential factors have been evaluated.The specific evaluation index has been chosen according to related documents,and in accordance with the principals of establishing index system,final evaluation index system of real estate development level has been set up.Based on the final index system,different index data from 2010 to 2017 of Liaoning Province have been collected,and after standardization of all the data,an evaluation on the real estate development level of these years has been conducted,in which entropy method has been employed.The development levels of 2010 to 2017 have been classified into three grades,which are used to conduct a longitudinal comparison on different developments in Liaoning Province.Next,based on the average value of original data which were taken from different cities of Liaoning Province from 2011 to 2017,after standardization of all the data,an evaluation on the real estate development levels of these cities has been done,in which entropy method has been used.After classification of the levels of the cities,a vertical comparison on the real estate development levels has been done.Finally,based on the average value of original data which were taken from Liaoning Province and other typical provinces from 2011 to 2017,after standardization of all the data,an evaluation on the real estate development levels of these provinces has been done,in which entropy method has been used.The real estate development levels of Liaoning Province and other typical provinces have been classified in to three grades,and then a vertical comparison on their real estate development levels has been conducted.Based on the overall situation and existing problems in real estate development of Liaoning Province together with the evaluation results,two aspects of suggestions have been put forward in order to upgrade the overall level of real estate of Liaoning Pro vince.
