Analysis And Discuss On The Influencing Factors Of Rural Land Transfer In Wangcheng Distract Of Changsha City

Promote the transfer of rural land contracted management right, and carry out the moderate scale management, which is the objective request of developing modern agriculture, building a new socialist countryside,and is also a important action to stable the contracted management of rural land, develop the rural economy and increase the farmers’ income.Land transfer is been as the carrier to promote the two type society’s construction of pilot area,which has vital significance to the urban economic and social development of Wangcheng.This paper firstly on base of widely reviewing the material about agricultural land transfer both at home and abroad, analyzing and summarizing the successful experience and the related problems at home and abroad, summarized the farmland transfer successes, and analysised the problems of existing in the transfer process; At the same time, through field investigation at city, studied the causes, to determine the related factor of influencing farmland transfer. Then, applied the combination method of qualitative analysis and quantitative analysis, and further concrete researched limit factor of influencing farmland transfer at city; The results showed that traffic conditions and the conditions for farming as the main natural factors influenced agricultural land transfer; Agricultural products price as economic factors affected the good or bad of transfer agricultural land situation to some extent; In addition to study the social factor analysis of farmland transfer further, mainly include imperfect social system, imperfect legal system, relatively simple work, farmers interests been difficult to be considered, insufficient coordination of village-level organizations,farmers’ awareness,and non-uniform flow main cultivating eight; Next, according to the study results,made seven recommendations to promote the look urban agricultural circulation; Finally, conclude the contents of the entire article, and hope the agricultural land circulation of the city to trend outlook in the future.
