Research On The Default Risk Management Of Residential Mortgage Loans Of SYYH

In recent years, with our country commercial bank individual housing mortgage fast development, the individual housing mortgage loan risk had appeared. so we should focused problems of personal housing mortgage loan risk control and management,especially personal housing mortgage default risk. Therefore, this paper researches on the default risk management of residential mortgage loans of SYYH has important theoretical and practical significance.The paper bases on the theory of housing mortgage default risk, implements comprehensive analysis and a variety of methods to study the default risk management of residential mortgage of SYYH. Firstly, the paper theoretically analyzes the theory of the default risk management of residential mortgage. Secondly, we try to identify currently effect on personal housing mortgage default risk and the main factors of the borrower to the risk classification for bank loans by using descriptive statistics analysis, factor analysis and Logistic regression methods. Finally, the article gives the basic conclusions of this paper and put forward some suggestions.The paper mainly studies the main factors effect on personal housing mortgage default risk. The result indicates that outlander and investing house-buyer factor, education level and financial burden rate Factor are the major default risk.The main innovation in the article:on the one hand, Based on the theory of housing mortgage default risk,, this paper systematically and completely study on the default risk management of residential mortgage.on the other hand, we use1000normal loan samples and300default loans samples to analyze which factor effect on the default risk management of residential mortgage by means of approaches of factor analysis and Logistic regression methods.
