| Since1980s, Development Zones has become an important part of every region’sdevelopment, and they has been increasing in both number and scale. Therefore, with thedevelopment of cities, a number of Development Zones are included in the main urban areas.However, there are few researches on the Development Zone land structure which is locatedin the main urban area. In this paper, it mainly focus on how to determine the DevelopmentZone land structure reasonably, in order to make it not only coordinates with the developmentof the main urban area, but also has the distinctive structure of Development Zone.In this study Yingkou high-tech industrial zone was taken as an example, SWOTanalyzation was used to determin the advantages and disadvantages of Yingkou high-techindustrial zone, also the confronting opportunities and challenges. Under the fullconsideration of the future population growth and land requirements, a forecast of future scaleof high-tech industrial zone land was reported. In this paper, referred to the <Unber land usecategory and the standard use of construction land (GBJ137-90)>, and the <Yingkou oldtown construction forward plan>, it was found that land use structure in high-tech industrialzone was unreasonable. Therefore, with sufficient investigation, the friendly land usestructure was built with experts consultation method, and the land use proportion wasdetermined, including mining warehouse (60-70%), residential estate (1-3%),communications and transportation (10-15%), public facilities (2-4%), green space (8-15%).Given all the analysis above, this study has revealed countermeasure and proposal on how toarchieve friendly land use structure in high-tech industrial zone, and offered policy support tooptimize the land structure of high-tech industrial zone. |
