High-tech zones are important carriers of high-tech industries,leading the innovation-driven development of the economy.In recent years,with the country's macro land use shifting from incremental to stock,from extensive to intensive development,the scarcity of land resources has created great constraints on the development of high-tech zones across the country,and it is urgent to reference experience of demonstration high-tech zones.As a national high-tech zone with the smallest area(11.5km~2),based on the first industrial park in china—Shenzhen science and technology industrial park,Shenzhen High-tech Zone has experienced more than 20 years of development.For a long time,the total industrial output value of per unit area ranks first in the country.In 2011,Shenzhen ranked second in the comprehensive evaluation of the National High-tech Zone.In 2014,Shenzhen Hi-tech Zone became the first national independent innovation demonstration zone as the basic unit of city.The dissertation conducts an empirical study of the land-use evolution in the Shenzhen Hi-tech Zone,which is at the forefront of the nation.The dissertation uses data and images such as cadastral information,sky maps,and satellite imagery,and uses some Methods such as a combination of qualitative and quantitative analysis,a combination of theory and practice,and a combination of dynamic and static.From two aspects of the planning purposes and the actual construction,focusing on industrial and residential land type,analysing land use evolvement of shenzhen high-tech zone,including the land use scale,the structure,the strength of construction,construction scale and so on through the quantitative research,the purpose is trying to reveal the general rules and characteristics of land use evolution in the zone.Especially the changes in the total amount of office space on industrial land and the evolution of residential and apartments'construction on the non-residential land.Through summarizing the experience in the development of land use in the Shenzhen High-tech Zone over the past 20 years,the research hopes to provide some suggestions for other high-tech zones in the country.Through the research,the main conclusions are as follows:(1)The land use of shenzhen high-tech zone has experienced"small and decentralized-overall planning-vigorous development-towards saturation-large-scale renewal";(2)The development sequence of industrial and residential land is promoted from the north district of high-tech zone and the central region to the south;(3)The subdivision of the planning block leads to the increase of the area of road land,and the residential and green space decreases accordingly;(4)The spatial structure of functional layout is basically stable,but the land development intensity is constantly improved;(5)Office buildings are built on industrial land,and"office building of industrial land"is prominent;(6)Construction of supporting apartments on non-residential land has increased significantly in recent years.Related Suggestions are as follows:(1)A certain amount of Spare lands should be reserved in the initial stage of development of high-tech zone;(2)Urban villages should initiate renovation as soon as possible;(3)the relevant high-tech zone can draw on the experience of shenzhen M0 policy,especially the timeliness,and prevent the"real estate"phenomenon of industrial land.(4)The other high-tech zones in the country can use the integrated area,function transfer,intensive utilization,and urban renewal to solve the problem of scarcity of land resources;(5)Under the premise of maintaining High-tech technology,the future can be developed into a comprehensive industrial city.
