As acceleration of real estate market process, the real estate enterprises must payattention to the reasonable use of funds, control the cost of real estate development, andstrengthening the project cost control to remain invincible in the long-term competition inthe market and achieved good economic benefit. Research on the cost management methodof real estate project has important application value. It carried out empirical research on thebasis of Guiyang City Huijin square real estate projects. The main conclusions as follows:(1)In view of the real estate project, it took the construction project life cycle as theobject of project cost management, consider project cost management from the angle ofproject operation, and put forward the “city complex” model having a positive role in the costcontrol, namely the city complex pattern will bring tremendous business benefits and ishelpful for project cost operation. It applied the idea of process control to solve the problemsin the cost management of and proposed the Huijin square cost management mode, namely“Huijin square complex”.(2)From location, size, population composition, competition for the reality and so on, itgot that the family theme shopping center is the best target of Huijin square through theindustry analysis and location analysis. Design of Huijin Square commercial combininghigh-end fashion shopping, entertainment and dining together meet the consumer demand forhousehold consumption and high-end business.(3)Financial analysis and evaluation results show that Huijin square project was overallfeasible, business is the key project income. At prophase it recovered part of funds throughselling products adoption, the project operation will enter the mature stage after three yearsand maintain a steady growth momentum term. (4)It constructed Huijin square cost management system, including the establishment ofHuijin square cost management working group, a clear division of responsibilities amongdepartments, the target cost management of implementation process and the dynamic controlof cost. The applications showed that Huijin square cost management system was reasonableand effective.
