Since the reform and opening up of China ’s economy,GDP has grown rapidly.Among them,real estate companies have sprung up like mushrooms.After entering the21 st century,the real estate industry has also occupied a place in China ’s economy.Among them,commercial real estate,especially commercial complex projects,played a very important role in promoting economic development.However,commercial complex projects in the development and construction stage,for most real estate companies in China,the focus is on the rich returns brought by project investment and the risks of development and operation,and the research on the risks hidden in the project construction process is not in place.A large commercial complex project with a difference in ordinary residential projects,compared to the scale of construction it has a huge,complex division format,the flats range of large cross difficult job characteristics,which results in commercial complex process of project construction risk factors,the degree of influence of deep,difficult to manage.At present,most real estate companies still lack scientific basis for risk management of commercial complex projects.Most judgments come from the accumulated experience of real estate companies’ projects and the experience of project managers.Real estate companies have frequent problems in the process of risk management.Therefore,it is necessary to conduct a comprehensive study of the risks involved in the construction of commercial complex projects,which has a great effect on improving the operational capabilities and risk management capabilities of real estate companies.This article explains the concept,development and construction characteristics of the commercial complex project,analyzes the major and difficult points of the commercial complex project construction,and introduces the basic theory and management process of risk management.On this basis,the construction of an evaluation system was started.In terms of risk identification,this paper uses the literature identification method and expert survey method to determine the risk factors of commercial complex project construction.In terms of risk assessment,AHP is used to determine the weight,and a fuzzy comprehensive evaluation model is used for the evaluation.A multi-level and multi-dimensional evaluation index system suitable for the risk of commercial complex projects is obtained.After that,the commercial complex project managed by the author of this article is analyzed as a case,the fuzzy evaluation matrix is obtained by questionnaire survey,and the risk analysis result is obtained by using the established evaluation system.Aiming at the two items with higher risks in the construction risk of case projects,practical and feasible countermeasures are proposed to improve the risk management level of case projects.At the end of this article,opinions are given on the risk management strategy for the construction of commercial complex projects,hoping that it can also have a certain reference value for the risk management of similar projects in real estate companies.
