Real estate industry is a pillar industry of national economy. As China’s sustainable development of society and economy, urban residents are constantly increasing, and the pace of urban renewal is accelerating. The real estate industry has achieved great development in recent years. As a construction project, it will inevitably produce a certain amount of waste gas, waste water, solid waste, dust and noise in the process of its construction and operation, and cause pollution and damage to the environment. Good environment is the basic guarantee of the people to live and work in peace and contentment. It is also the necessary conditions of sustainable development. In the process of social development, we should minimize the adverse effects on the environment. Therefore, there is important theoretical and practical significance to evaluate the environmental impact of real estate project accurately and objectively and establish reasonable and effective technical measures in order to reduce pollution and protect the environment.Aiming at the practical problems, this paper studied the three phase of the real estate development project in Xindu district, Chengdu city as an example, and has carried on the comprehensive to the project’s environmental impact assessment. First of all, based on the eia project information collection and research theory and the interpretation of the relevant laws and regulations and standard, the project’s environmental impact factors are identified, environmental impact factors were screened. Through engineering analysis, construction period and operation period of the discharge of major pollutants were made clear, and so the prediction and analysis of the environmental impact of different pollutants. This provides the basis for the establishment of environmental protection measures. Then, in a large number of summary similar project environmental impact assessment on the basis of practical experience, this article investigated during construction period and operation period of all kinds of pollution made the corresponding prevention measures, and predicted the possibility of pollution prevention and control effect. Finally, this article comprehensive analysis, the project environmental impact assessment conclusion, and puts forward some Suggestions for project construction. The conclusion of environmental impact assessment of the project includes:during construction period and operation period, the project will produce waste gas, dust, waste water, solid waste, noise and other pollution. Dust and noise is the main pollution during construction period, waste water and solid waste is the main pollution during operation period. The degree of pollution during the construction period is more serious, but the construction period is very limited, the pollution will disappear as the end of the construction period. Operation period produce pollution in a less serious degree, but the operation period is longer, the pollution will continue to be produced. Construction on the ecological environment influence is short, and after the construction, the ecological environment basic can be recovered. The ecological environment of the impact of the operating period is long, with the ecological environment and the process of operation influence each other. Both during the construction and operation period, by adopting scientific and rational classification of prevention and control measures, the pollutants of the adverse effects on the environment can be effectively reduced, environment pollution levels dropped to a lower level. And the implementation of the project can produce good economic, social and environmental benefits, therefore, the construction of the project is feasible in terms of environmental protection.
