The Study On Environmental Impact Assessment System Of Real Estate Project

In recent years, the construction industry is flourishing, and in the next period of time, China’s construction industry will develop fast accompanied by urbanization. The energy is limited and the protection of the environment is urgency, so the construction industry’s development face energy crisis and environment pressure in construction and operation period. The strategic objectives of social sustainable development has put higher requirements for the construction industry. In the process of promoting the urbanization construction, China should strictly control the consumption of energy to reduce environmental burden to realize the sustainable development. Therefore, making environment impact assessment of real estate projects and formulate environmental protection measures has vital significance.Promoting the sustainable development of the construction industry in China is an important part of the construction of harmonious society. China has launched the "the people’s Republic of China Environmental Protection Law", "green building evaluation criteria" and other laws and regulations, providing legal guarantee for the healthy development of China’s construction industry. In the research of green building, the energy saving and environmental protection in the operation stage is important, improving livable level and reducing energy consumption in operation stage. At present, green building is promoted in the new building in our country, the proportion increased year by year. Energy-saving technology and green building materials are widely used in the construction of new building.This paper research the environmental influence evaluation of real estate project, first introduced the concept, content, function etc. Then analysis the air pollution, water resources, sound and social environment in construction and operation stage, then analyze the constraint factors in all stage, thus put forward the environmental management measures. I use the analytic hierarchy process and fuzzy comprehensive evaluation method to construct the system of environmental management assessment to quantify the extent of the environmental impact. This paper makes a concrete analysis of actual cases, analyze the proportion of each stage for the environmental impact and quantify environment friendly degree, providing theory basis and practice instruction for the construction of environmental management.
