The Problem Of Environmental Influence Evaluation In Heyuan Housing District

Since the reform and opening up in1978, China's national economy has made great progress. Under this background, with the urbanization process accelerated, the urban real estate has made rapid development. However, with the rapid development of construction speed, all kinds of environmental pollution is also beginning to stand out, environmental pollution and ecological destruction of our country has become a major economic and social development issue. How to deal with all kinds of reasonable environmental problems arising from real estate projects, and how the actual situation in China be in accordance with the present stage and analyze and evaluate the various stages of construction projects on the environment, the role and impact of measures taken to reduce or eliminate environmental pollution is one of the moment important issues to be solved.In this paper, the problem of environmental influence evaluation in Heyuan housing district of Qingzhou City in Shandong Province. Based on the introduction of basic concept, content, methods and procedures of the real estate development on environmental influence, this paper paid great emphasis on the environmental influence of the dust, waste water, waste gas, noise, solid waste and emissions anomaly arising from the construction phase and operation phase of the project. Besides, the development of the project on the ecological and visual impact was also studied. Residents'views were also considered widely by the opening information manner, which increased public participation.Then, according to the principles of index system, the index system of environmental impact evaluation was established in the terms of the natural, ecological environment and socio-environmental environment. The environmental impact evaluation of Heyuan housing district was carried out by using the methods of AHP and fuzzy comprehensive evaluation. The results show that the development of Heyuan housing district imposes"lower"level influence on environment. The influence on natural environment is"moderate". Impact on the ecological environment is"low". Environmental impact on society is"medium".Finally, some suggestions were put forward for the project environmental assessment problems to reduce or eliminate the environmental impacts. The established real estate development project environmental impact evaluation index system and fuzzy analytic hierarchy process could provide certain significance and application value for the development of residential real estate projects.
