Research On Large Sites Surrounding The Regional Development Intensity Control

The city is regarded as a complicated organism, it depends on the unceasing metabolism to promote its development and evolution, the popular way of life and values is also evoluted with the city development, people gradually begin to chase the spiritual and cultural enjoyment beyond the material, and begin to focus on the historical and cultural value of city, then the great site also transformed from the pronoun of backwardness shabby into the characteristic resources and cultural symbol of a city. However, for a long time, city construction and site protection have been in a "defense" and "attacking" confrontation attitude. The modernization development pattern make the original historical rules and culture environment losing over time, the great site formed in the unique historical rules also lost the original protective barrier, which is easy to breed hybrid development behavior disorder under the pursuit of profit maximization in market economical circumstance.The development and construction of the surrounding area involves many stakeholders, there is overlaid with contradictions between the great site’s protection and social economic development, Leading to various disorderly and blindly construction, and giving rise to the development intensity control receives both concern and controversy, which needs urgently a control method of development intensity with systematicness and maneuverability. Therefore, in order to effectively control the development and construction of the great site’s surrounding area, ease social conflicts, coordinate the harmonious transition between history space and modern space, and convenient for the heritage sector and city management departments to protect and manage the great site better, on this basis the paper presents the research proposition of development intensity control of the great site’s surrounding area.This research is established in the background of society, economy, culture and city development; based on urban planning science, geography, economics, sociology and other disciplines. Firstly, this paper is to make a systematic exposition of the relevant theoretical basis, surrounding area is designated on the basis of development control area and surrounding being harmonized area, the study in the field of control detailed planning, and further explore the cultural relics protection planning and urban design combined with control detailed planning. Then, a rational approach to the development intensity partition model of the great site’s surrounding area is formed, which is the integration of Urban Density Zoning, the Delphi method, AHP method and ArcGIS software. Furthermore, by means of development intensity prediction, control unit division, impact factor selected and weight determination, single factor assessment and multifactor composite processing, development intensity partition, baseline model correction to complete the construction of the partition model step by step. Finally, take Fanggong site for example, constructing the development intensity partition model of the Fanggong site’s surrounding area, in order to guide the development intensity of the Fanggong site’s surrounding area. This research not only provides a way of development intensity control of the great site’s surrounding area, meanwhile to enrich and perfect the research on planning and construction of control detailed planning, cultural heritage protection planning, urban design, even the whole urban planning system.
