At present,China’s railway development is in a very critical period,the railway construction continues to maintain the momentum of rapid development,the railway management system reform continues to deepen innovation,railway asset management and development is facing a rare historical opportunity.Because the railway has the characteristics of large investment,slow recovery,and difficult to support the development of the railway land resources,it is necessary to implement the comprehensive development of railway land resources and implement the national policy on railway land.Based on the successful experience of the development of port iron or land,combined with the development status of domestic construction site,this paper studies the comprehensive development of the land around the high speed railway station.This paper put forward to the State Council in 2013 on railway construction to support the implementation of integrated development of land use policies as the starting point,the necessity of comprehensive land development analysis based on analyzing the domestic and foreign related theories and successful land comprehensive development case,focusing on the public transportation to guide the city land development model TOD selection,is the construction of the new Beijing to Shenyang Railway Passenger Dedicated Line Chaoyang North Station as the research object,the macro external environment,Chaoyang North Station was analyzed by the aspects of structure and layout,development potential,the surrounding land development intensity,combined with the Chaoyang North Station of special research on the land use planning,plans to take a variety of development mode,reasonable recommendation do the most comprehensive development plan,may be the largest,will bring along the railway construction for land and property appreciation Part as a supplement to the construction and operation of railway enterprises financed funds,implementation of internal external benefit,as far as possible to fill the railway construction and operation of the huge loss of gap,promote the sustainable development of the railway.This paper mainly contains four parts.The first part describes the research background,the purpose and significance of the research,a simple analysis of the status quo at home and abroad,and put forward the relevant theoretical analysis,case studies and analysis of the case study and other three kinds of research methods.The second part is the study of related theories and cases,the definition of high-speed railway and land comprehensive development concept of "New Urbanism","smart growth theory","TOD model" theory to analyze,through the analysis of successful cases at home and abroad,research on the relationship between high-speed railway station and surrounding land development as well as the high speed railway the impact on the regional development characteristics,space station surrounding area industrial development,initially formed a comprehensive development area around the high-speed railway station frame.The third part is empirical research,make full use of the second part of the theoretical basis and framework,analysis of Chaoyang North Station area around the main location,macro environment,industry development,the formation of the program of land comprehensive development of Chaoyang Station surrounding areas,and the economic development in the forecast.The fourth part is the summary of the existing problems of the land comprehensive development in the surrounding areas of high speed railway station.
