Research On The Building Of Trust And Influencing Factors Between Owner And Contractor

The trust is a complex social and psychological phenomenon involving many levels and dimensions. The function of trust has been recognized by scholars in various fields, the specific performance is to reduce transaction costs, streamline organizational decision-making, reduce opportunistic behavior, and to improve cooperation among the parties involved. However, the trust level in China’s current social is low, there exist a lot of negative relations in construction projects.the effective of project management is poor, mistrust becomes a true portrayal in engineering practice. At present there are not many studies on the issue of trust in the construction field, to say nothing of systematic theory. Therefore, the study of trust is necessary between owners and contractors.First this paper makes a full understanding of trust from the trust literature. In view of the dynamic characteristics of trust and the relationship development process between owes and contracts,this paper building a trust development process model, which divided into initial trust, project implementary trust and cooperation trust in future. On this basis, this paper analyses the influencing factors of the trust in initial trust stage and implementary trust stage which is from owners to contractor. The main factors of initial trust is ability, reputation and bidding characteristics. The main factors of project implementary trust is the performance of contract, the communication situation and the contractor qualities. Then this paper builds the trust evaluation index system, and establishes the trust multi-level fuzzy comprehensive evaluation model from the owners to the contractor. At last, this paper uses the model into practice combined with the case.
