A Study Of Commercial Housing Presale Capital Supervision System’s Influence On The Real Estate Market

Commercial housing presale capital supervision system could regularize commercial housing presale capital supervision and management; ensure commercial housing presale capital spent on relevant engineering construction project; avoid the risk of commercial housing transaction; protect the legal interest of presale commercial housing party and maintain the normal order of real estate market. Meanwhile, it also has potential function of macro-controlling the real estate industry, which would affect real estate market to some extentFirstly, with cases analysis of the security situation of current commercial housing presale capital supervision, this article finds that although the current commercial housing presale capital supervision model could function to certain extent, there are still some negative elements affecting the capital security. Secondly, by means of mathematic modeling, this article studies the presale capital supervision system’s influences on the housing price and sales area from microeconomic aspect, as well as the influences on the real estate market efficiency from macroeconomic aspect respectively. The research results show that fixed fund supervision method has no impact on the housing price and sales area, neither the real estate market efficiency. For sales capital supervision method, it has no influence on the housing price and sales area, but it will reduce the real estate market efficiency. Furthermore, the mixed supervision method will not only affect the housing price and sales area, but also reduce or promote the real estate market efficiency in different conditions. Finally, from the two aspects of commercial housing presale capital supervision’s influence on real estate market, and the influence on supervised capital security, this article proposes some assumptions and visions of improving the scientific level of commercial housing presale capital supervision system.
