| At present, the main ways of transferring land use right in our country are: bidding,auction and listing. However, the domestic land market situation and land use benefitshows that current land transferring (bidding, auction, listing) cannot meet the demandof city construction and benefit enhancement. Therefore, its drawbacks slowly began toshow. In order to alleviate this problem, land transferring with planning was introducedin2008, and now some pilot sites had been selected. The benefit of this new method hadappeared gradually.Firstly, relationship between land transferring and land use benefit was analyzed, asystematic evaluation index system based on it had been adopted. Wuxi County ofChongqing is a case we analyzed, statistical socio-economic data of this county in2008-2011had been accumulated and standardized, AHP method and coefficient ofvariation combined to get the corresponding weight of each index, the coordinationdegree model was used to evaluate land use benefit of economy, social and ecology. Theresults are as follows:(1)The land use benefit of economy,society,ecology andcomprehensive benefit coordination had increased year by year. Benefit of society andecology are the most evident and stable;(2)According to the survey of Wuxi County’sapplication with this method, land use coordination levels were significantly increased,the way of land transferring are related to land use benefit and comprehensive benefitcoordination in some extent. |
