Study On Comprehensive Benefit Evaluation Of Land Use In TEDA

As an important part of regional economic growth,the development zone plays a huge role in driving the urban economy and becomes a gathering place for new technologies.The land as a development zone,is one of the main depends on directly affects the development zone and the whole city economy development,therefore,evaluate the development zone land use efficiency and coordinated degree is of great significance to improve the use of land resources.This paper combed the domestic and foreign research progress on related to land use,the characteristics of land use at home and abroad are summarized and the insufficiency,provide theoretical support for the article smoothly,and the related definition for analysis,for the study of the development zone land use clear object,this article attempts from the land use economic benefits,social benefits and ecological benefits of three aspects to reflect the level of land use coordination degree and the final purpose is to improve the development zone land use integrated benefits.This article selects 2010-2015 in TEDA data of land use,land use benefit evaluation as the research content,from three aspects as economy,society and ecological construction of development zone land use benefit evaluation index system,through the empirical analysis,obtained the following results:(1)The evaluation index system of land use in the development zone is constructed.Based on the actual situation of land use in the development zone,a land use benefit evaluation system based on "economic benefit-social benefit-ecological benefit" is constructed.Correlation,principal component analysis method was employed to reinforce the primary index quantitative screening,finally chose 17 evaluation index,evaluation method using the coordination degree evaluation model,can reflect the land use degree of coordinated economic,social and ecological benefits.(2)Research on comprehensive benefit evaluation of land use.Based on 2010-2015 in TEDA of land use as the research object,uses the coordination degree evaluation model of land use respectively economic benefit,social benefit,ecological benefit and comprehensive benefit evaluation,the result shows that comprehensive benefit of land use overall rise the development coordination degree evaluation,economic development coordination degree of land use are peak value change trend,but the overall trend is on the rise,social benefit of land use coordinated development degree evaluation value from 2010 to 2015,steadily rising trends,had never quite fit into a coordinated process.On the whole,the ecological benefits of land use are relatively high,except in 2013,which is a relatively harmonious level.The coordination degree of each subsystem provides scientific evaluation basis for analyzing the influence factors of land use.(3)Diagnosis and analysis of the factors affecting the comprehensive benefit of land use in the development zone.By introducing the barrier function of TEDA barrier analysis of land use are conducted,the results show that the economic benefits of land use degree showed a trend of falling volatility and social benefits of obstacle degree is on the decline,ecological disorder degree is generally on the rise.(4)Put forward countermeasures and suggestions,summarize the text and put forward the prospect.Based on the above evaluation results,countermeasures are put forward from four aspects of land use economic effectiveness,social benefit,eco-efficiency and comprehensive benefit.
