With the development of the socialist market economy, the real estate industry has become an important pillar industry to support C hina’s economic development. After more than ten years of rapid rise in the housing market, at present our country the average 1.2, 32 square meters of housing area per capita level, effectively improve the living conditions of residents. Housing market supply and demand overall balance, but the imbalance between supply and demand structure. 2014 residential market continued to adjust the previous year down trend, the national commodity residential inventory close to 300 million square meters, the problem of excess production capacity. Regional residential market difference is obvious, a second tier cities housing market, the downward trend is slow, three or four lines of urban residential demand, inventories, commodity residential sales and marketing area showed negative growth, but has increased month by the trend. After entering the 2015, the above situation is still continuing but slowing down, the commercial housing market has shown a stable operation of the new normal. At the same time due to the urban construction needs a lot of money, and local government budgetary revenue shortfalls, local governments will land leasing into revenue and for the construction of urban infrastructure investment, which makes the government for land financial dependence is stronger. In summary, in China’s economic restructuring, economic growth rate slowed down the economic situation, the study of the relationship between land prices and housing prices has practical significance.This paper mainly from the real estate prices constitute elements of the land price and use the housing prices of the relevant professional theory and market supply and demand management point of view to carry out the related research, in relying on the "C hina Economic Report", announced the related indexes of Taiyuan C ity area real estate price, and the land market supply and demand relations to implement econometric analysis, then combination cases of field research and operation, in-depth exploration of Taiyuan C ity real estate market price components and the use of the land price and real estate price relationship with each other, to find out the corresponding solutions, and puts forward reasonable suggestions.According to the analysis of the background, research ideas, perspectives of empirical research on policy and regulation of the main structure of this paper is the conclusion. At first, this paper analyzes the meaning and composition of housing price and land price. At the same time of Taiyuan C ity real estate market of macro analysis, based on further empirical research, using quantitative analysis method by Eviews5.0 implementation of Granger causality test of Taiyuan in 2009 to the end of 2014 the relevant price index were analyzed. Finally come to Taiyuan C ity, the real estate market regulation strategy for the government to formulate appropriate policies to provide reasonable recommendations.
