| Aims at the near future social disputes'the relations between land price and house price'and'the Bid Invitation Auction and Listing system up-rise the land offer cost, the up-rise of land price pushes house price to soar'. This text firstly makes use of supply-demand theories and welfare principles in economics, analyzes our country's land remising through negotiation and bid invitation, auction and listing for granting the right to use land for sale system by contrast analysis, and analyzes gains or losses of two kinds of lands institutions from economics angle. Compared with negotiation lease way, the bid invitation, auction and listing measure is fairer and participants'competition is more intense, so the final transaction price can reflect the real land market value. Therefore, the bid invitation, auction and listing policy is by no means the basic reason that makes land price rise, but it shows the real market price. The negotiation land supplying method enables the real estate developer to obtain advantages at the cost of government income and the entire social economy welfare. Therefore it is not a Pareto improves in the economic. It tells us that the income in negotiation is smaller than that in the bid invitation, auction and listing, which also explains the reason of the state-owned land property outflow from certain degree under the negotiation land supplying policy.Then with the adoption of Technological Economics application software Eviews4.0, it adopts analysis of correlation and Granger causality test in Econometrics Analysis, and analyzes and examines data on land exaction price index and commercial house sale price index of our country these years, obtaining the two are highly correlate. Then in order to confirm the two has causal relation,this thesis adopts the Granger model to examine the land price index and the house price index. The results indicate that in short-term, the house price and land price have tremendous mutual influence, but in long time, the house price will finally determine the level of land price. Finally this paper illustrates that by nature the methods to remise land use right will not have apparent effects on house price, but the demand and supply will eventually determines. |
