With the increasing importance of the benefits brought by the post-evaluation, ithas now already got more and more importance for governments and enterprises.gradually make them improve project management level and important method andtools of improving returns. Howevert the present project post-evaluation starts late inour country, which has no enough attention, no unified management and supervisionorganization, lacking of experience and advanced theory, especially is poor in theresidential real estate project. The Post-evaluation of residential real estate project is toanalyzes, examines and summaries systematically the implementation of the projectmain economic index, find out the reasons for success and failure through the analysisand evaluation, sum up the lessons,provides the reference for future construction ofsimilar project through timely and effective information feedback, in order to increasethe investment profit.Starting from the research theory of the post-evaluation home and abroad,combined with the residential real estate projects’ characteristics, the papersystematically discusses the residential development project concept content functionand evaluation. process in the system.With the principal-agent theory, control andfeedback theory, project cycle theory as theoretical basis, basing on the extensivecollection of literature, combining with interviews with stakeholders, questionnaireforms and project sites investigations, it establishes the evaluation index system of theproject which involves four aspects: construction management process, the marketingprocess, economic effectiveness, the owners satisfaction. Finally, this paper establishesa grey fuzzy comprehensive evaluation for the theoretical foundation of the model of fuzzy comprehensive evaluation method, the grey system theory with the analytichierarchy process, comprehensive evaluation, the residential development project,, andmakes analyzes and apply for the case of a residential development project in xi ’an,which insists on the principle of the combination of quantitative and qualitative, andintegrating theory with practice, thus whose result is more objective and accurate thanthe traditional post-evaluation method.The paper mainly builds the index system and fuzzy-grey comprehensiveevaluation model for residential real estate project post-evaluation, thus solving theproblem of the multilayered, universality, fuzziness and the different importance ofvarious factors at the same level for residential real estate project post-evaluationcombined information with data, which is of strong practical guiding significance. Butthere are many imperfections confined to the time and the theoretical level, such as theindex is still not perfect, expert evaluation is relatively largely influenced bysubjectivity and so on, which needs further research and improve.
