Commercial real estate is playing an increasingly and outstanding important part inpromoting economic growth in China by real estate industry, even it’s an important means ofboosting national economy by government. Investment, consumption and exportation arethree engines which drive the national economy. Commercial real estate belongs to theinvestment, also plays great promoting effect on consumption. Government maintainsboosting domestic demand and stimulating buying and spending by national macro-economypolicies and trading platform supported by commercial real estate. China government nowcontrols real estate development by fiscal, monetary and price policies. The market began tofocus on commercial real estate. Now the gap of service in health, consumption and educationis closing between big city and small and medium-sized city. Also there’s big changes onconsume concept, level and requirement of residents in small and medium-sized city. So realestate company transfer the projects including commercial project to small and medium-sizedcity. In this context, this article analysis the advantage and high availability of commercialreal estate construction in small and medium-sized city.Commercial real estate is completely and diversified industry with business, real estate,industry and investment multiplicity character. Commercial real estate competitive analysis isa complex research field that being concerned by academics and industry recently. There’svery less research focus on small and medium-sized city commercial real estate competitive.This article analysis precisely through comparison, analysis and summary data processingmethod, considering characteristic of small and medium-sized city, using international industy competitive system, but with less documents and data. It declares5points impacting thecompetitive of small and medium-sized city commercial real estate systematically. Thisarticle provides theory basis of investing in small and medium-sized city through comparingthe history data of scientific development index, investment potential index and two modesindex, also provides reference for the investors who trying to touch commercial real estate byanalysis the important growth data of land, resource and economy that effects commercial realestate development. This article collects all the information of commercial real estate andrelated industries condition and government policies to provide outstanding soft-environmentsupport for commercial real estate construction, survival and development. This the first timeto provide reliable reference for commercial real estate in small and medium-sized city as thepoint of China urbanization, by research of national macro-economy policies and lot of data.
