With the rapid development of domestic economy, country urbanization and the realestate industry, the elevator industry is in the high-speed development period and then largequantities of elevator maintenance enterprises emerge. However, with the continuousexpansion of the elevator market and the swelling of elevator number, elevator maintenanceworkload is becoming more and more heavier, and the management problems of the elevatormaintenance enterprises are becoming more and more serious. It is important that theseenterprises can try their best to face these problems to survive and become stronger. Process ispopular in recent years, the application in our domestic enterprise is more and more, and itseffect is also universally recognized. Therefore, elevator maintenance enterprises urgentlyneed the business process management to solve all these management problems.Modern enterprise management theory is increasingly rich with the progress of societyand demand. In this research, the paper analyzes the existing problems, the application andeffect of process management of the elevator maintenance enterprises. Then, this paperpresents a novel enterprise management theory-TOC. Long before, the author studied a abook called "Build lean supply chain with the theory of constraint". Through the book, theauthor has a new knowledge and understanding of the theory of constraint. This paper appliesthe theory, and its structure is as follows:First is the introduction. This part of the article gives a brief summary about the titlebackground, study significance and the theory of this paper. Then, this part introduces themain content, research methods and innovations. The second part is the theoretical basis-thetheory of constraint and the process management. In this part how these two theories is putforward, the development of the two theories and significance are discussed in detail, whichlay a solid theoretical basis for the paper to study. The third part first introduces the operatingstatus of the elevator maintenance enterprises in our country, and its core content is a surveystudy. And, this part finally supplies the corresponding conclusions through certain statisticalanalysis method. The fourth part is the theory summary, namely, the theory sublimation of theprevious research. The article’s main research subject became the main object of this part, andthen this part also discusses the TOC theory and its methods. According to my internshipexperience in an elevator maintenance enterprise, the fifth part applies the theory ofConstraints into the process management of this enterprise, which offers a referable caseanalysis for the theoretical research in this paper. The final part of the article includes theconclusion and prospect. Through the in-depth study of the subject, this part finally gives abrief summary.
