Wuhan has entered into an ageing population cities for20years, with the tendency of the elderly population increasing year by year; Wuhan has already been into a rapid ageing population development period. So far, the total number of people over60years in Wuhan is more than doubling for nearly20years ago. Wuhan entered the city of aging population in1993, the population of elderly aged60and above is710,000, accounting for10%of the total population. And by the end of2012, the city’s elderly population aged60and above has reached1.37million people. By2015, aging population of Wuhan will reach1.6million, accounting for17.6%of the total population. The aging of the population increase brings growing demand of old-age residential in Wuhan city, in order to alleviate the increasingly severe housing demand of old people, old-age real estate is vividly portrayed. The real estate industry will usher in the development of the important opportunities and challenges.This article, based on the market demand of old-age residential, try to solve two problems:on the one hand, through the analysis of questionnaire survey and data, demonstrates present residence condition, residence satisfaction and existing problems and demand as well in the main city zone of Wuhan. On the other hand, based on the advanced experience of real estate development in both developed countries and our country, combined with the actual situation of Wuhan, put forward the development countermeasures.The results prove that:age, education level, occupation and income level of elderly determines different old people have different consumer demand to old-age real estate. The elderly in Wuhan has evident needs in culture, recreation and entertainment. The elderly of Hankou district are more biased towards the chess and card room, swimming pool, sports stadiums and other pure recreational leisure places. The elderly of Hanyang district and Wuchang district tend to like more dance theater, art museum, theater and other cultural and art leisure places. The elderly with high incomes pay more attention to the quality and service of old-age real estate. They pay more attention to architectural planning and design, environmental quality, and supporting functions. Old-age residential must first consider the physiological and psychological needs of old people, using barrier-free design and the intelligent management system.According to the results, this paper put forward the corresponding solution countermeasures. On policy, the government should play a leading role and to form effective file, perfecting social security system. On financing, real estate enterprise need to seek innovation of profit model and financing patterns, reduce capital precipitation, expand financing channels. On supply, to provide diversified products with complete supporting facilities and fully functions. On management, cooperate with professional management team and pay attention to the late property management and services...
