Since the reform and opening up,the real estate industry has gradually developed into the main pillar industry of China's economy.Under the rapid development of China's real estate market,China's economy has grown steadily and orderly,and the total economic volume has reached new highs.The vigorous economic development has also led to a substantial increase in residents 'per capita disposable income,and residents' daily needs have been met more.As one of the important industries supporting China's economic development,real estate has a very important role in stabilizing its development for China's economic construction.From the perspective of real estate development in recent years,the huge inventory situation of real estate commercial housing in China is grim,the supply and demand are unbalanced,and due to the widespread existence of speculation and speculation,the healthy development of real estate is seriously threatened.Nowadays,problems related to high inventory of real estate have become the focus of attention from the government to the people,and a lot of research has been carried out by the academic community.Scholars have combined theoretical and practical issues,and made a number of perspectives on land supply,market prices,supply-demand relations,risk indicators,etc.,explored real estate inventory-related issues,and carried out a number of practical studies.In December 2015,the Central Economic Work Conference put forward a series of working guidelines on how to release real estate inventories in an orderly and stable manner,which will resolve the rise of real estate inventories to the national strategic level,propose supply-side reforms,improve supply-demand relations,and introduce a package of regulatory policies In order to realize the substantial release of real estate inventory,including: encouraging migrant workers to buy houses in cities,monetizing resettlement of shed reforms,renting and selling the same rights,and other destocking policies are more widely known.In recent years,under the comprehensive effect of a number of real estate destocking policies,China's real estate destocking has achieved initial results.However,with the passage of time,the regional problems of real estate destocking have gradually emerged,and some cities have been fruitful,while the excess inventory in some cities is still serious.It has already adversely affected the local real estate market and local economic development,and solved the problems caused by high inventory.The problem has become the main goal of the economic development of these cities.Wuhan is a typical city with excess real estate.Its excess real estate seriously affects the health of its market economy.Therefore,this article will first briefly introduce the relevant concepts of the real estate market,and briefly summarize the relevant theories of real estate commodity housing inventory and its decontamination.Then,by summing up the experience of successful cases,based on theory and practice,it will clarify the real estate inventory in Wuhan Based on the current situation,analyze the pain points and difficulties of real estate destocking in Wuhan,starting from the two objectives of short-term digestion of inventory and long-term supply and demand balance,with the aim of "actively digest inventory,strictly control new additions,optimize market structure,continuously expand demand,strengthen the market "Supervision" is the entry point and puts forward strategic recommendations for the substantial release of inventory by Wuhan Real Estate.Thus by constructing the deionization turnover rate as key assessment indicator for real estate enterprises,we can build a model of land investment and investment development so as to provide operational and management guides for regional subsidiaries.
