Rapid economic development in China and under the new situation of China’s real estate control policy, macroeconomic policy will support the rapid growth of China’s economy; Real estate will also be gradually embarked on the road of economic pillars. Market economy and competitive environment present new challenges for the real estate marketing aspects, Residential real estate pricing strategy will also become one of the various real estate development enterprises new researches.A strong cyclical fluctuations in the industry under the background of regulation, the real estate industry has become a pillar of China’s macroeconomic development of the industry. The price of residential products has become the focus of market economy at the present stage. Check in check in serious tax system "system of land-estate-terminal" and its sub sectors of the real environment, the price of residential property originated from the national macroeconomic policy and monetary policy, control the association to regional morphology development of the "driving force-competitive-structure balance", more affected to the ordinary people’s livelihood the chain reaction. Throughout, with no fixed repeatedly in the development and adjustment of multipotential immature market environment, how to construct the residential real estate market price system, make suitable for residential market price strategy will become one of the key problems in real estate marketing. At the same time, an important problem of pricing strategy is to maintain the real estate enterprises sustainable development. Firstly, my paper the real estate marketing pricing strategy conducted in-depth theoretical discussion, from the analysis of the residential real estate market of the marketing price system; proposed the major problems about the price of residential real estate marketing system, then, learn from the advanced real estate marketing strategies’methods and theory to propose the basic framework of research content. Under the guidance of economic theory, through the analysis of real estate prices constitute by theory and practice to access TDY Company’s residential real estate marketing price strategy. Meanwhile, demand from the market, research TDY residential real estate marketing and the price factors of structure in the marketing process, also the analysis of factors affecting the price of residential real estate and residential real estate marketing, marketing special laws. Finally, combining the TDY case of marketing theory and operation of the company’s project developed the product portfolio strategy and pricing methods for TDY residential products in order to establish and improve the overall marketing process of pricing strategy.Paper’s application value and practical significance of the project lies in the opening price TDY develop system improvement and innovation, to provide effective ideas and information for the sale price of each project company management and operating methods in TDY. Combined with continuous improvement of TDY internal business processes and management system, it will have the certain practical reference value for TDY’s new market situation in the country under the strategic development and pricing strategy.
