The performance appraisal has become an important part of human resources management. Every part of human resource management is related to performance appraisal. Performance appraisal can help staff arouse their enthusiasm and give full play to their initiative. It is important for the real estate companies to improve employee performance and enhance the competitiveness of the company by applying performance appraisal. Especially in a recessing market now, it is necessary.Whether real estate enterprises can develop steadily is subject to many external factors, such as the overall macroeconomic situation of the Country, national policy changes and so on. To ensure a healthy and sustainable development of enterprises, it is important to establish a complete and effective performance appraisal system consistent with the company actual situation, in addition to the stable financial operations and effective strategic plan.It is particularly important for a real estate company to establish a complete performance appraisal system in its rapid development like GK. A scientific and effective performance appraisal system can help companies properly evaluate organizational performance and play a warning role for the enterprise management, thus making effective improvement methods and re-examining and resetting goals to achieve sustainable development of enterprises.This paper, based on relative theories of performance appraisal system, is going to introduce and analyze regular methods of performance appraisal. By analyzing GK Real Estate Company’s present performance appraisal system, I found, to bring it in to full play, it is necessary to make several improvements, such as its plan-making, establishment of standard, choice of methods universal participation in assessing procedure, efficient communication in execution, feedback and comprehensive application of performance appraisal results.On the integration of theory and practice, based on the present performance appraisal of GK Real Estate Company, this paper through data collection method, personal communication and telephone interviews for collecting the problems in the process of performance appraisal of the company. This paper advances target management to strengthen plan management of departments. A performance appraisal method of KPI is introduced, supported by the integrated application of quantitative index and qualitative index. Introduce critical incident method to increase the fairness of the appraisal process. Mathematic approaches are introduced to amend the deviation of assessment and resolve the questioning of the staff. Based on motivation theory, the GROW Model consolidates personal communication and feedback system to promote staff’s potential and improve the efficiency of organizational performance. The key of performance appraisal is the execution so this paper advances practical methods and suggestions of the improved scheme in the end.
