Industrial Real Estate Project Investment Risk Evaluation And Countermeasures Research

At present, the investment risk of industrial real estate project is still in its infancy in China. The development and construction of such projects face higher risk because of its features such as big investment and long construction period etc. Based on this situation, the paper makes a comprehensive summary of the risk factors in the process of investment and construction about industrial real estate projects, on the basis of the existing research literature. The paper investigates the impact of various risk factors on project risk, using the methods of questionnaires and experts ask. On this basis, the paper makes the reduction of the above risk factors, using the nature of the reduction of the rough set theory, and screens out the risk factors that have a major impact on industrial real estate projects. Then it establishes the investment risk evaluation index system of the industrial real estate project, according to the different properties of the risk factors. In order to evaluate the size of risk on the industrial real estate project, this article proposes gray system theory to assess the risk of this type of project, on the base of summarizing the advantages and disadvantages of existing risk assessment methods. Furthermore, it illustrates the practicality of this method by the way of the example application. Finally, the article targets countermeasures and suggestions to guard against such risks, using the project risk management response combined with the characteristics of industrial real estate projects, which can provide a reference for the enterprises to develop the industrial real estate project.
