Along with China’s rapid economic growth, the real estate industry in the national economy growing importance, has gradually become China’s basic, guiding and pillar industries, and is increasingly becoming an important growth point of national economic development. At the same time, there have been many problems in the development process of China’s real estate industry. In recent years, housing prices are rising rapidly. Although house prices in2008in the context of the financial crisis has declined, but with2008’s4trillion investment effects of the present bailout policies, since the beginning of2009, China’s property market is fully warmed up, prices jumped up and into broad age. which attracting more people to the real estate industry, especially the concern high prices, hot discussion and research. In this regard, it is important that find the influence of factors of urban housing prices, analyze the impact of different levels of factors effect size and front-line second-tier cities housing price difference factors to control the direction of the real estate market.the policy is very important to grasp the’key’of regulation。This paper analyzes the35large and medium cities in2011based on the supply level and the city level related factors, sorting out the35cities sectional data related factors constructed urban housing price effects regression model. Through empirical models were analyzed and found levels of urban scale urban infrastructure and supply levels of urban residential land prices affect the price is relatively significant. Urban wealth and influence of urban residential investment then followed. On this basis, for the35large and medium cities in the first-line and second-line division, using software to form an intuitive urban housing prices Variation graphics, and further for different kind of city housing prices influencing factors differences were discussed found that first-tier and second-tier cities mainly by urban scale, land prices and urban residential area is completed three variables influence; city size mainly by second-tier cities, urban residential area is completed two variables affect. Its impact effect size was also different. Through the above empirical results, making several urban housing market regulation policy recommendations, including stabilizing land prices, combining control policies and differences and so on. Through the implementation of relevant policies and the promotion of the overall health of urban housing market development and social harmony and stability.
