Since the implementation of housing reform in China,the development of China's real estate market has not been rapid,and it plays a pivotal role in China's economic development.However,the continuous surge in property prices in recent years has made the trend and regulation of housing prices a focus of attention from all walks of life.Research by scholars on factors affecting housing prices has been ongoing.Under this background,this paper discusses the main factors that affect housing prices.Based on the panel data of 30 provincial administrative regions(except Hong Kong,Macao,Taiwan and Tibet)from 2005 to 2016,this paper divides 30 provincial administrative regions into three regions,namely,East,Central and West.Mainly study per capita GDP,per capita disposable income of urban residents,general budgetary revenue of local finance,urban population,number of medical and health institutions,road area,real estate development residential investment,real estate development enterprise operating profit,average land transaction price,residential The impact of the 10 variables of commercial housing sales area on housing prices.The empirical analysis is divided into three parts:The first part,the analysis of static panel data.Firstly,the unit root test is used to judge the stability of the data,then the data is co-integrated,and then the F-test and Hausmann test are used to judge the form of the model.The results show that the fixed effect is adopted at the national level and in the eastern,central and western regions.Model,and finally return the model.The second part is to consider the impact of expected house price on the basis of the first part,taking the first-order lag term of house price as the explanatory variable,and then using the system generalized moment estimation method to estimate the model,and study the influence of various influencing factors on house price after adding the expected house price.The change.The third part is to consider the spatial effect on the basis of the first part,and use the spatial autoregressive model and the spatial error model to discuss the spatial interaction of housing prices after considering the spatial effect.In summary,the conclusion of this paper is that there are obvious differences in the factors affecting housing prices in different regions.The direction of adjustment of house prices should be changed.For the correlation of housing prices in different regions,housing prices in developed regions should be adjusted,and housing prices in relatively underdeveloped regions need to be adjusted.
