The real estate industry is an important industry of national economy, its healthy andstable development influences the adjustment of industrial structure, the stability ofregional economic environment and people’s living quality. Real estate can do double dutyof consumption and investment, and they two functions lead to the rise and fall of realestate price. In the long run, the increasing of real estate demand will cause the growth ofthe real estate supply. In the short term, there will be a short-term real estate supply anddemand imbalance because of the real estate cycle constraints, and thus lead to fluctuationsin real estate prices in the short term. In recent years, with the rapid development of Hebeiprovince, the contradiction between supply and demand of the real estate market ishighlighted， Rising real estate prices increased the burden of buyers, increased thepressure of low-income people life, further widening the social gap between rich and poor.Therefore, this article try to find the law of real estate fluctuation in Hebei province, andprovide some reference to the empirical data for the healthy development of real estateindustry in Hebei province.This article first embarks from the real estate fluctuation cycle theory, this paperintroduces the relevant theories of the real estate fluctuation, to define the concept of realestate fluctuation;Set up the theoretical model of the fluctuation of the real estate;Acommon way of describing the real estate fluctuation are introduced.On this basis, takinghebei province as the object for empirical research, this paper introduces the currentsituation of the development of real estate industry in hebei province, using single indexand synthetic index and diffusion index to describe the form of real estate fluctuation inhebei province, and has carried on the multiple regression analysis of the influential factorsof real estate in hebei province and the analysis of the coordination, countermeasures andsuggestions for the steady development of real estate in hebei province is given.
