In recent years, the government has published a series of real estate control policies which were used for preventing over-investment, stabilizing prices and adjusting the housing supply structure, the strength of real estate regulation has also intensified. Through the inhibition of purchase needs, property restrictions hope to reach the purpose of control, and along with the emerging of bank credit crunch, the residential real estate development become more difficult, while commercial real estate development become a hot area of the real estate industry. Commercial real estate projects, especially the large commercial real estate projects, which have large-scale investment and long payback period, could bring great risks to investors and operators. While choosing project, investment benefit analysis of project is an important reference at real estate developers. Through this analysis, we can estimate project investment income, reduce the risks in the process of project development and implement, guarantee the smooth progress of the project and obtain maximum profit. Though this real estate project have the support of Konggang economic development program and incomparable location advantage, the large amount of investment, long construction period and many uncertainty factors make investment benefit analysis become inevitable at the beginning of the project, which are key factors influencing its success.In addition to real estate factors, the exploitation of professional market should include industry factors. As a photoelectric procurement center, the project should not only study the real estate properties, but also study the optoelectronics industry factors, to make the optoelectronics industry beneficial to our project.On the basis of the profit maximization theory, the time value of money theory, the cost accounting theory and the project life cycle theory, this paper analyze investment benefit problem of Guangdong International Optoelectronic Procurement Center Project. Firstly, this paper introduces the related theory of investment benefit analysis, including concept, function, the main contents of investment benefit analysis, and the theoretical basis. Secondly, this paper provides some reality basis for investment benefit of this project from the market environment and location. We analyse market environment from policy environment, economic environment, geographical environment and technology environment, then we discusses the development orientation from the format, image, function and target customers. thirdly, financial analysis mainly study the project sales, financing and profitability, and also discuss the project’s potential benefits and uncertainty from two aspects of dynamic and static, which can provide data support for investment benefit of the project. Finally, this paper deeply analyse the political risk, market risk and project risk which may exist in the project and give some measures to answer this risks.The results of this research will help the enterprises to clear the market position, identify the target customer groups,understand the financial management status. It ca-n also improve the risk prevention awareness of the developers, and improve the secu-rity protection project, to ensure the smooth implementation of the project.At the sa-me time,this study also has certain reference significance for other commercial real e-state projects in investment benefit study.
