The housing system has been in reform in1998. After nearly20years of development, the real estate industry has played an important role in the national economy in China. Its development is not only related to the healthy operation of the national economy, the stable development of the country, but also related to the people’s living standards and improvement of happiness. In order to seek the real estate industry’s rapid development, part of the region’s real estate industry began to develop at the expense of the environment. The disorderly development, development problem of structural imbalances and short-term development has gradually increased because of the environmental pollution and the building of residual waste and something like that. This kind of activity is against the construction of a harmonious society in ChinaIn this paper, the concept of sustainable development will be introduced for the analysis of the development of the real estate industry in Changsha. Through the comprehensive collection of the existing factors which have influence in the sustainable development in the real estate, using principal component analysis method to establish evaluation index system and the efficacy coefficient method to comprehensive analysis the various indicators in the index system in real estate in Changsha by the data from1998to2012, the following conclusion are given:The influence factors can be divided in to real estate factor, environment factor, social factor and pollution factor; The overall coordination degree is0.4568which shows the real estate industry in Changsha is not in the coordination; The real estate coordination degree is0.5516which shows the real estate factors are basically in the coordination; The social and the environment coordination degree is0.4660and0.4906, both of these two factors are in an uncoordinated state; which shows the real estate in Changsha is not in the coordination; The pollution factor is the lowest,0.3201. On this basis, this paper put forward some countermeasures to promote the sustainable development of the real estate industry in Changsha from some aspects of legislation, adjust the housing supply structure, housing industrialization, the importance of environment protection.
