Since the 1990s, the real estate industry has developed swiftly in our country. The real estate by the leading of the housing has already become the pillar industry in our national economy. However, in recent years, some local authorities excessively pursued to the real estate high speed growth in our country so that it has the massive short time behavior in the development of property. And it has created the resources waste and the environment destruction. So it has affected the real estate industry sustainable development. This study bases on the theory and the method of the domestic and foreign real-estate sustainable development. Then the Changsha real estate sustainable development industry is analyzed, appraised and forecast. The main problems of the Changsha real estate development are revealed and the measure is proposed. So it can provide the theory basis for the macroscopic economical regulation.Firstly, the article analyzes the present situation of the Changsha real estate industry and uses the effect function and the dispatcher model to carry on the appraisal to the Changsha real estate sustainable development. Then the Changsha property development measurement economic model is established and analyzed. From the view of the land resource, ecological environment, the real estate market and management regulation, the main problems and the reasons why the problems are produced are analyzed in the Changsha real estate. Next the development tendency of the Changsha real estate industry is analyzed and forecast. At the same time, the gray system forecast and a connection analysis to the volume of demand are done. Finally, the concrete management regulation measure of the sustainable development is raised in the Changsha real estate industry.By the analysis of the evidence, the following conclusions are given:①The Changsha real estate industry is healthy, without foam economy;②The total coordination dispatcher of the Changsha real estate development system is 0.5193, almost coordination. But the unreasonable development structure, more serious pollution, the less efficiency of the occupying the land, the relatively backward city management are in the Changsha real esta development system;③From the year 2006 to 2010, if the Changsha ci economy increases equally progressively 13% every year, the Changsha re estate will at least have 5 years development at full speed. Then it will be high and steady development.
