Urban transport and land use there is mutual influence and mutual restriction relationshipbetween. In urban land use planning of different stages (macro detailed planning stage theoverall urban planning stage, medium and micro construction of detailed planning stage) inthe control elements, standard, index content, determine the different stages of planning urbanpopulation distribution characteristics and the way is different, also determines the differentinfluence of rail transit on urban land use planning stage is different. Throughout the domesticand foreign research present situation, the study of the relationship between rail transit andland use, mainly concentrated in the macro and micro level, the lack of enough attention inthe medium level. Under this background this article based on the social development ofshaanxi province research projects under the restriction of\"total intensity of urban landdevelopment in shaanxi province and transportation supply coordination optimizationresearch\"(project approval number S2014SF3635) research, and in combination with thepractical case of shenzhen metro line4merlin standing, with medium level controllingdetailed planning technology system as the research platform, the control rules of land useintensity as the research object, discusses the rail transit for regulatory stage of land useintensity effect principle and mechanism, put forward the regulatory cell level of rail transitsite on surrounding land use evaluation index system, build the rail transit site impact on thesurrounding land use intensity model.The full text is divided into five parts. Stated in the first part (chapter1): define theobject of study, specifically in this paper, the research background, research purpose, researchcontents, research methods and framework, and coordination of land use of rail transit andurban studies at home and abroad were reviewed. The second part to the control rules at alllevels for rail transit mechanism research (chapter2): first of all, discusses the "hierarchicalcontrol, partitioning equilibrium" gauge control technology system, and then studies the railtransit to the control rules in the area and unit, block the effects of three levels of land use.The third part to the regulatory mechanism at all levels for rail transit study (chapter3): in thecontrol rules for level, first clear the orbit transportation construction will change the originalcontrol the intensity of land use zoning rules, on the basis of the research in the area level of rail transit under the action of the influence factors of land use intensity and build the controllevel under the action of rail transit in the rules of land use intensity evaluation index systemof influencing factors, finally proposed the orbit traffic under the influence of land useintensity zoning methods. In gauge control unit level, this paper discusses the different typesof rail transit sites for regulatory cell level of land use intensity mechanism, and put forwardthe rail transit sites for regulatory cell level of land use intensity affect research system, thecontrol gauge block level, mainly studies the impact of rail transit to the site neighboring area.Fourth part for the study of the evaluation index system and model building (chapters3,4,5):the understanding of rail transit on regulatory cell level of land use intensity effect, on thebasis of principle and mechanism, proposed rail transit sites around the importance factor ofland use evaluation index system, and use the AHP analytic hierarchy process (AHP), Delphiand the expert scoring method to evaluate it, according to the evaluation results to buildmathematical model, and merlin station in shenzhen metro line4as example. The fifth part isthe conclusion and prospect (chapter6): combed the research results are summarized andconcluded, and further research work is put forward for the future outlook.This article main research conclusion is as follows:(1) through the domestic and foreign literature review, at home and abroad issummarized in the rail transit and urban land use and the trend of the current state of researchon the coordinated relations, found in the detailed planning phase and the medium orbittransportation coordination mechanism research is less.(2) find out the rail transit and the control rules in unit area--plot three levels ofcoordination, illuminates the rail transit to the control rules and forms of land use impactprinciple and rail transit to the regulatory mechanism of action of all levels of land useintensity of influence.(3) discusses the rail transit’s influence on regulatory cell level of land use intensity,constructs the evaluation index system of rail transit to the site surrounding land use, thenstudies the impact on the surrounding land use intensity model of rail transit site, and merlinstation in shenzhen metro line4as an example, the feasibility of the model was verified.
