China is vigorously promoting economic development. During the urbanizationprocess, the real estate industry has also experienced a rapid development period,gradually becoming a pillar industry in China. This pillar industry used to be theindustry with high energy-consumption and high pollution in the originaldevelopment. So, we can see it is urgent to integrate green concept into thedevelopment of the real estate. Only realize the harmonization among people, realestate and nature can we promote the development of China’s green real estate.Firstly, this paper makes an overview of relevant theories and outlines of greenreal estate. It analyzes the differences between traditional real estate and green realestate and gives out the definition and meaning of green real estate. Green real estateis an energy-saving, ecological product that can meet the demands of use andsustainable development. Then, it summarizes the methods to achieve green realestate on the policies and technical means according to the characteristics of greenreal estate. In terms of policy, we should step up the efforts to propagate greenconcepts, improve relevant laws and regulations, and full play the constraint andincentive mechanism of market.In terms of technology, we should accelerate the advancement of greentechnologies, integrate technology resources, strengthen technical supervision andprocess control, improve and create a green technology evaluation system. Then, itemphasizes on exploring the planning and design of green estate process as well asgreen concept in construction. It gives out the green planning and designrequirements from construction site, building layout, architectural form of planningand design. During the process of green construction, we should analyze the greenconstruction on the aspects of construction management and technology of greenconstruction according to the guidance of green construction. It also proposes severalplans for green construction management, such as land protection, coordination ofthe ecological environment, optimizing construction program, resource conservation, green construction organization and design, reduction of the emissions of toxic andhazardous materials, scientific management and guarantee of the quality of greenconstruction. It analyzes the green construction technology from the aspects oftreatment of ground foundation, main structure, decoration and building roof for themanagement of green construction technology.Finally, it takes "Project of International Cruise City" as an example. By linkingtheory with practice, it lists and describes the various green measures in the processof project planning and design as well as construction, analyzes and summarizes thebuilding site, building layout, building form of Project of International Cruise Cityand green construction management and green construction technology during theconstruction process, providing favorable guidance for further promoting thedevelopment of green concept in real estate projects.
