With the rapid development of high-speed railway construction, high-speedrailway network gradually forms. It’s universally recognized that more and morepeople experience the convenience of high-speed railway, and it even changes theway people travel and the concept of time and space. The related decision-makingdepartments of cities along the high-speed rail treat the high-speed rail station as newdevelopment opportunities for the city with high expectations. The set aside land for awide range of site surrounding area are the high-end positioning of competingbusiness. However, over the past few years,there is no significant results in thedevelopment of the site area construction, showing a great contrast with the planningassumptions. This phenomenon has aroused more and more scholars began to reflecton the city’s high-speed rail mechanism. Reasons for the slow development ofhigh-speed rail station new area, how to establish a reasonable land index, how todevelop in order to realize the planning idea and how to promote the spatialdevelopment of urban economy, these are the starting point of this study.The study object of this paper is the high-speed rail station new area land index.It mainly makes a comparative analysis of the source, the method and the results ofindicators, and tries to find out the cause of the current situation of land-use in China.The second chapter is a preliminary investigation of the paper. Through multipletrips by the Beijing-Shanghai、Wuhan-Guangzhou High-speed rail line, the authorconducted field research on the status of the construction site area development. Andthe author also gathered the quantify statistics on the status of the construction site inWuhan Station Area based on the questionnaire analysis about what the visitorsexpected on area development. The problems about China’s high-speed rail stationarea land-use planning were summarized and the methods for establishing area landindicators system were proposed on the basis of research results and analysis.The third and fourth chapters are about the analysis from two aspects. One isexternal factors that affecting the high-speed rail station area land-use planningindicators. The other is geographic conditions and urban internal factors: the locationof the site master planning and urban of the area setting. Firstly, it identifies differences between the different sites for promoting the role of external patches by aquantitative comparison of the first high-speed rail network site accessibility and ananalysis of urban economic status in the area of network. Based on the statistics forthe status quo of China’s high-speed rail station site, it makes a statistical analysis ofthe relationship between the site and the main city, overall planning of urban andinfluencing factors on the type of site positioning and scope area set. Combined withdifferences in the case, it compares and identifies the differences in the area forundertaking this external sites promoting internal strength.Based on China’s high-speed rail station area land index: the status quo design ofthe range, the ratio and the intensity under the influence of internal and externalfactors, the fifth chapter identifies the problems in establishing indicators by therelevant principles of the city district plan and comparative analysis with case.
