Nowadays, under the background of land nationalization, real estate construction land controlled by policy regulation, combined with the real estate enterprises at high prices for land, and housing prices by government regulation, the surrounding environment, consumer groups and so on various conditions, how to ensure the construction quality under the premise of saving the cost of development and construction has become a real estate enterprise facing an important problem.By using the related theory of modern real estate project management and cost control, this paper combined with the practice of the author is engaged in real estate project management activities of experience. It analyzes the relevant of factors by collecting with practical engineering data and researches how they affect the cost of real estate project and the construction cost. It also shows that management cost, design, construction quality, material, construction progress control of choose and buy these all factors make a big deal to the project. In the end, it summarized the perfect property in the process of project construction cost control theory.Taking Chuang Zhi Tian Di of Tianjin as the research object, the paper analyzes the project cost control in the whole construction process. In view of the problems found, formulate corresponding management strategy, through effective control method; realize the effective control of construction cost.In this paper, the author hopes that by institute of actual project summary of relevant theories and methods, for real estate enterprises in the aspect of saving construction cost provide strong theoretical basis, for real estate enterprises in the fierce market competition advantage and obtain ideal economic efficiency and provide feasible implementation method. |
