Due to the dual effects of China's aging society and the great mobility of construction workers,the price of labor has been rising year by year.With the increase of materials and land costs,the tightening of regulatory policies and financing environment,the overall profit level of the real estate industry has been reduced,the number of mergers and acquisitions in the industry has increased,and the developers' profit margins have declined.All these indicate that the golden era of the real estate industry has passed.The capital input of real estate projects is large,the enterprise's debt level is kept at a high level,and the cash flow pressure is large.In the cost management of real estate projects in the construction stage,there are problems such as low delicacy degree of cost management,and the level of cost management needs to be improved.This paper is committed to combining the contract cost management mode mainly based on pre-settlement and contract control with the target cost management mode mainly based on target cost and dynamic cost control,tracking the target based on contract planning,realizing the business synergy between target cost and contract,and promoting the refined cost management.Construct the cost management index suitable for real estate project,and develop the concrete operational management model.Based on the empirical analysis of the project,this paper studies the influencing factors of real estate project cost in the construction stage and puts forward countermeasures and Suggestions.This paper reviewed and collected literature references,listened to experts' opinions extensively,analyzed and summarized cost management indicators,screened out effective indicators through expert scores and SOM clustering,built a cost management system in the construction phase of real estate projects,and analyzed project cases through nine-month monitoring data.Based on the score change of the cost management index in the construction stage,entropy weight method is adopted to analyze the stability of the cost management index.First,based on the idea of contract planning and target cost control,the cost management model of real estate project construction phase is constructed based on project standard data,product quota and project data.Then use the entropy weight method to determine index weight,unsteady in the quantitative way tofind out the advantages and shortcomings of existing in cost management of project,and through the changes of the index score,find out the main controlled unstable factors,model no preset control point in advance,to reduce the staff's guide,the cost of real monitoring project.Finally,an example is given to verify the effect of the model,and Suggestions are put forward to strengthen the professional skill training of cost personnel,improve the management and control ability of contract planning business,improve the accuracy of dynamic cost,and strengthen the management and control of construction party and office,so as to realize the standardization of management and control system.
