The Research Of Strategy Of Source Treatment Of Residential Project Quality Complaints Handling Countermeasure Of Xindu District, Chengdu

Since the housing system reformation at the end of 1990s, China’s real estate development has entered a golden period of development. With the prosperity of the real estate market, the problems of housing project quality also presented the frequent situation, which made the complaints of residential project quality appeared rapidly, and it brings great challenge and pressure on government department of handling complaint.At present, the residential project quality complaints processing in our country is still in an initial stage. In the face of increasing number of complex and demands of residential project quality complaints, quality complaint handling of related departments does not meet the expectations of consumers. Except solve housing project quality complaint handling scientifically, and source control is very important. In this context, we need to call for an innovation of the research of strategy of source treatment of residential project and compliants handling projects in China, so as to effectively respond to and crack the rising various negative problems brought by increasing construction quality complaints, the maintenance and the realization of the interests of consumers is important.This paper takes the Xindu District of Chengdu City as the research object, on the basis of source treatment of residential project and comprehensively summarization of residential project quality complaints handling situation, comprehensive use the literature study, case study, normative research method of writing, analyzing the existing problems and the reasons of Xindu District of Chengdu City. It found that the typical problem during the handling process includes organization construction, work methods, work ability is not perfect and not ideal in this area, and separately discuss the complaints from the administrative management department and the enterprise.Finally, the paper discusses the countermeasures and advices to complaints of residential project quality of Xindu District of Chengdu City. It shows that we should pay more attention to quality complaint handling of residential projects, and make it normalized and institutionalized. We should also establish long-term mechanism for quality complaint handling, implementing the accountability mechanisms, making the engineering quality openly, improving the use of repair funds and so on. Also, we should strengthen the enterprise management on residential project quality complaints, improving project quality records and the residential quality insurance system.
