The real estate industry as a new growth point of the national economy, has made enormous contributions to the rapid growth of Chinese economy.Real estate prices as one of the most concerned problem for managers and buyers in the real estate market, not only affect the national economy’s sustained and healthy development, harmony and stability of the vital interests of the masses of the people and the society also has an important impact.Reasonable prices are taken into account in the real estate value and use value.Reasonable prices can not only ensure the real estate enterprises profits can also maintain commercial housing sold.Confronted with the current state of the housing market relative surplus, determine the reasonable prices are of particular importance.At present there are numerous methods for commercial housing price, but these methods in the actual operation of commercial housing price, from the perspective of investors based on the forecast of economic benefit and investment recycling to determine prices.At present, the domestic study of commodity house differential pricing is relatively lacking.Based on this, this article has introduced the BIM technology to the performance analysis of commercial housing,with scientific performance parameters to assist commercial housing pricing.In this paper based on the relevant theories of commercial housing price are expounded,summarizes the advantages and disadvantages of the traditional pricing methods of commercial housing and their application range.This paper has carried on the brief overview of BIM technology,the benefits of its application in green building were analyzed, systematically expounds the principle of the building performance based on BIM technology assisted commercial housing price.Finally,through a typical engineering case, on the basis of its average price by analogy quantization pricing, using the BIM technology simulates and analysis the building performance(lighting,energy consumption,etc.)in detailed,based on the performance parameters obtained using weighted way to determine the differential price suitable for each apartment layout.The results showed that based on the BIM technological parameters of auxiliary commercial housing differential pricing can reflect the value in use of the singular apartment layout, in line with the ongoing trend of real estate prices return to the rational.
