Any action decisions have a variety of options, the value judgment standard rather than is understanding people based on objective basis, be inferior to saying is different interests, needs and goals, make a choice based on. Building products is the resource consumption of a construction project investment is little criterion millions, while more than 100 million yuan, the cost size is mainly controlled by the design stage of construction products. The design scheme should be in the product space, shape, volume, texture, color, proportion, landscape composition technology configuration and economic, environmental economic, environmental and social factors combination choice, choose the necessary functions, meet different consumer preferences auxiliary functions, functions of grade, make the rational investment to achieve the maximum benefit of the combination of resources, it is inevitable select the resource allocation scheme of architectural design. At present, domestic and foreign scholars to the architectural design of product technical performance, economic performance, ecological requirements have done a lot of research, but because of the factors that affect the design of building products a lot, there are still some problems need further research. This article from the residential products in the market needs, attempts through the expert meeting method, questionnaire survey method, Delphi method, cost estimate method, FD method and other research methods, analysis of market demand level type, residential residential building products of the pro duct function and structure model, the cost coefficient, function of weight and value coefficient, and then evaluate the different design plan and scheme optimization. For the construction cost control in design stage of products and provides an analysis method to optimize the allocation of resources. The main contents of this paper are as follows:1. This paper outlines the current status of research on Value Engineering in the construction industry at home and abroad, sums up the common methods of decision analysis. According to previous research results, proposes the research contents and research methods.2. Using the expert meeting method has carried on the thorough discussion to the present main problems of supply and demand of building products market exists, analyzes the demand of layer type of residential products.3. By using the questionnaire survey of residential product function, constructed a structural model of the necessary functions of residential products. The application of Delphi method, identified and corrected by using the method of FD function weight.4. Analysis of life cycle cost is introduced the concept of residential product cost, because the construction engineering design decision stage cost index is not specific enough, therefore, at this stage of the cost coefficient is calculated by the method of estimating analysis.5. Optimal selection and validation using value coefficient on the case of different design schemes, expands the design stage to optimize the allocation of resources to specific methods of operation.
