The real estate industry is an important part of the national economy, thedevelopment of national economy, with the improvement of people’s lives are closelyrelated. With the national macro-control policies to strengthen the real estate market,competition has become increasingly fierce, the survival and development of the realestate enterprises face more severe challenges. Real estate enterprises to sustainableand healthy development, must be in the real estate project development process andthe management mode of improvement. Compared with the traditional industry, theoverall efficiency of the real estate industry and the maturity far behind. In the currentmarket environment, the real estate industry should learn from the reuse, with thesupport of modern information technology, improve the level of standardization workand management of the whole life cycle of project of real estate enterprises in theprocess of the reuse of modules, to process management, promote the process ofindustrialization and industry.The project life cycle cost management theory is a very popular engineering costmanagement theory in developed countries, and is widely used in real estate projectmanagement in practice. In recent years, our country began to research the whole lifecycle cost management theory, has been widely used in practice. The purpose of thispaper is to research from the international, domestic experts throughout the projectlife cycle cost management theory and methods, each stage of life cycle in real estateprojects as the main line, research and explore as the project investors (developers) toconduct a comprehensive cost management, so that the limited resources are fullyused, to achieve the objective of maximizing returns on investment. Based ondomestic and foreign engineering cost theory as the guidance, and using the systemtheory, project management, construction economy, modern management theory,from the pre project (real estate investment decision stage), the preparation period(the design stage, the bidding stage) and Implementation (construction stage, thecompletion acceptance stage)(acceptance and post evaluation stage), operation andmaintenance period several stages start, combined with the practice of cost management of ZN project, research on the theory and application of costmanagement of real estate projects, explore the effective management methods,improve the benefit of investment.In this paper, the system of real estate project has important theoretical andpractical significance of full life cycle cost management and investment control,parties to the real estate project has a certain reference value.
