Research On Project Cost Management Of Real Estate X Enterprise From The Perspective Of Full Life Cycle

The cost management of construction projects is the core of the economic benefits realized by construction enterprises.In the operation of the project,the cost of the project life cycle operation in the process of scientific and reasonable management,can effectively reduce the cost of construction projects,achieve the whole process of target cost control,so as to obtain maximum economic benefits.Compared with the international construction project situation,the cost value analysis of China’s construction project is a relatively weak link,the construction unit of the project has many problems in cost management,the traditional cost management theory also has some limitations,resulting in slow progress of the project,increase the comprehensive cost of the construction enterprises.With the improvement of the overall crisis consciousness of construction enterprises after the 13 th Five-Year Plan of our country,the concept of the whole life cycle theory concept of development can be established in the construction industry,and through the perspective of life cycle cost management,optimize the overall economic benefits of the project life cycle,and also promote the rapid development of the construction industry.The theory of the whole life cycle of the project is integrated into the concrete practice of the construction project.Not only should we consider the cost of the construction period,but also take into account the cost management of the operating period,so as to provide scientific management means for the construction enterprises to carry out the project cost reasonably.To this end,this paper uses the whole life cycle theory to study the cost management of construction projects,combined with the examples of Enterprise X engineering projects,from the cost management of the whole project construction period to the cost management during the whole operation and maintenance period to conduct in-depth study and analysis,and build a full life cycle theory model for the cost estimation,cost budget and cost control of different stages of the calculation and analysis,and finally put forward the optimization measures for the whole life cycle theory,in order to achieve the smooth operation of the whole investment project,The main research results of this paper are as follows.(1)According to the whole life cycle perspective of the project,the construction enterprise takes the construction enterprise as an example to analyze the cost management characteristics and composition of the project,and analyzes the cost management status of its project by combining with the project example sofer of The X enterprise,focusing on the definition of the whole process management of its project implementation and the analysis of the cost management focus of different stages.(2)By combining the project examples of X enterprises,the problems and causes of cost management of engineering projects are analyzed,and on the basis of the existing problems of X enterprises,the paper discusses and analyzes the whole life cycle management theory and its cost management contents in different stages.(3)Taking Company X as an example,a full life cycle cost management model for projects suitable for all stages of the enterprise is constructed.It focuses on the cost estimation,budget analysis and proposed the key content and direction of cost control,based on the horizontal implementation of the project’s pre-,in-and-out and post-three modules of management strategy;(4)To analyze the cost-benefit analysis of a project of Company X,and according to the model to carry out the project cost control ideas in the long term,in order to ensure that the target company project case can be effectively advanced,this paper finally for some problems existing in the project operation,targeted put forward some guarantee measures and recommendations.
