Management model of the real estate is a management framework, which is under the real estate developer carefully considering for, in order to fully understand the project management model and apply it to engineering practice, it is very necessary to study this model based on engineering economics theory.In this paper, the transaction cost perspective is treated as a foundation for studying the estate project management model, and based on incomplete contracts and transaction cost theory how to efficiency reduce the transaction costs of the owners by using the project management model is discussed, the basic principles and application methods also be finished. Here, for case of discover and improve the drawbacks existing in the existing different project management models. The practical study of real estate project management model is also finished. First of all, Based on the analysis of incomplete contract real estate project, the work of affecting owners investment decisions are discussed, Secondly, identifying the transaction costs existing in real estate projects as well as asset specificity influencing factors, then the analysis of reducing transaction costs of real estate project management model is finished based on the basic assumption of transaction cost theory态trading dimension analytical perspective and Contract types of real estate projects, and summarizing the basic principles for choosing the correct different management models, finally, practice application methods in real estate project management model is studied, more attention are focuses on DPMC model application and can be treated as the reference to the domestic real estate enterprises using implement effective project management model.
