Competition in the real estate cost factor is becoming increasingly important, the project cost control project construction management has become an important part of building enterprises to tap their own potential to reduce costs and improve their competitiveness has become a necessity, how to conduct effective project cost control is that each construction enterprises must face serious issue. In this paper, Weifang Century Garden project construction project as an example, the cost of management theory to explore the specific application in the project issues, put forward reasonable proposals of similar construction project cost management play a useful reference.In this paper, combing the real estate project cost management theories, based on the combination of Weifang Century Garden Project Overview cost analysis was carried out, including the cost of the current project profiles, project changes the dynamic cost, construction cost situation. The analysis revealed Weifang Century Garden project cost management cost engineering order exists on the impact of the cost is too large, ineffective cost is attributable to the high proportion of the cost, in cooperation with the improper selection costs, cost control system is not perfect, people do not pay attention to materials management and engineering claims and other issues, and further analysis of the various stages of the project cost management in the cause_of the problem, and the use of earned value method on the basic parameters of the project were estimated on the basis of cost control measures and put forward suggestions such as improving cost control system construction, the implementation of incentive measures to enhance the quality of the construction team building, good labor subcontracting work, centralized procurement of materials and standardized management, and promote drawings reviewing system to reduce design cost ineffective, steady increase of the full company-wide cost consciousness.In the whole process of implementation of the project, only at a reasonable cost management ideas and methods under the guidance of the operation of the entire construction project cycles and costs into account, analysis, in order to make the overall project contract planning and construction plans more scientific, more reasonable. The main conclusions of this paper include (1) through the earned value analysis, the cut-off section 90D, CPI> 1, represents the actual costs are lower than budgeted cost, actual cost savings than the budget; SPI<1.0, which means that the actual progress slower than planned progress, there is no Estimated completion schedule, if no measures are taken may lead to projects can not be completed on schedule. Three main area of 75974M2, by 10.66 yuan/M2 estimated cost of 809,883 yuan invalid, the settlement analysis, the effective cost and cost-ineffective strictly separated, reducing design changes caused by invalid and visa costs, is the next phase efforts. (2) pay attention to cost control planning and design stage, due to cost control determines the quality control of the project investment estimate preliminary design work is good or bad, right or wrong design estimates for construction design and determine the success or failure, so far as possible reduce the cost of the project is significant, cost control is the key. (3) to attach importance to the construction phase and the actual cost of the target cost comparison, the use of stringent engineering and accurate measurements to determine the cost of clearing works; to project budget, project contract price control targets, reasonably determine the progress of the settlement, and strictly control engineering expenditure; generated in the process for the construction of the special circumstances changed, according to the degree of change works on the project for a reasonable price corrections.
