| This thesis, responding to serious problems caused by increasing commercial vacancy rate and laking effective supply during urban commercial construction, aim to put forward a resolving approach——multi-first layer commercial.Under the background to construct saving form and harmonious cities in today’s China, intensification urban commercial form is a significantly effective way to dissolve the contradictions between the shortage of urban living space resources and the demand for urban commercial development, and establish highly-efficient urban commercial operation system. The research topic——multi-first layer commercial in urban complex, in order to construct highly and vertically urban commercial operation system under the existing situation of lacking urban commercial land. This dissertation attempts to view the design of multi-first layer commercial in urban complex as a research program by discussing the development of multi-first layer commercial in urban complex and the construction of multi-first layer commercial in urban complex and the summary and prospect of the urban complex’s commercial model.This dissertation is divided into three main parts. The first part is to carry out ananlysis on urban practices and development requisitions, which are related to multi-first layer commercial in urban complex. Taking as urban commercial as a penetration point, it is to explore the practical base and value of existence and development of multi-first layer commercial in urban complex. The second part, by analyzing commercial first-floor features about transportation, sight,function and environment, proposes the advantages of commercial first-floor in urban complex: accessibility, visibility, identifiability and atmosphere. While the operating room in air layer and basement were analyzed about the advantages and disadvantages, proposed proposals about the first-floorly. Then summarized that achieving to construct multi-first floor commercial in urban complex needs four elements: architecture, core, regional and environment.By means of the three parts’ discussion, this dissertation reaches main conclusion: the tend of the development of urban commercial is intensively, highly, vertically. The multi-first floor is based on this proposed business, which really understands and aplicates the law of commercial development on the architecture, consumer behavior and even human nature to understand the essence of multi-first layer commercial. |
