At different times, people’s demand for unit space design is not the same. In recent 20 years China residential real estate development is closely linked with the change of model space. Since 1992, China’s real estate has experienced four big development period, in the four periods, urban residential unit space design is constantly changing. Present unit innovation design research has been going on, but mostly from a specific period, the perspective of living behavior under the background of the user’s needs, and the lack of analysis of longitudinal background factors in different periods. So this article leader Vanke real estate industry, for example, through the study of its typical works in different periods, the longitudinal explore the influence of background factors on the innovation unit space design at that time, find the unit space innovation design method should be paid attention to. For the future to create more innovation model, has practical guiding significance.This paper first discusses the main factors influencing the innovation design in different periods. Four different periods is analyzed on the background factors influence on innovation of Vanke, a typical unit, and contrast analysis at the same time the background of innovation unit.
