The construction industry is one of the pillar industries of our national economy, and the positive development of the construction industry plays an important role in the construction of our socialist market economy and the development of the national economy. As a special kind of investment projects, real estate projects, because of long investment cycle, large investment, the investment of the object has the characteristics of non mobility, investment is easily affected by the policy, it is likely to form the cycle of investment, overlap, cumulative risk. The history of the continued investment in the overheated bubble has led to a great many times, in the real estate investors brought great risk of loss, but also hit the regional economy as well as the national economy. Since 2008, China’s real estate investment continued to rise, causing a large number of domestic and external people to their overheated and even the bubble of the concerns, some scholars discussed the current real estate risk trends, characteristics and reasons, with a sense of focus.Based on this, this paper tries to further analyze, synthesize and develop the content and tendency of our country’s real estate investment risk in a more comprehensive and rational way, and construct the evaluation index system, and provide reference for the real estate risk prevention and control.First, the relevant theories of risk assessment are summarized. Second, the European Wind Garden real estate project summary. Third, the paper combined with the project location, construction planning, construction conditions,’construction scheme and financing plan, detailed calculation of the project investment cost and financial basic data and project income; and based on this, the project risk is fully identified. Fourth, Monte Carlo simulation, and the method of profit and loss balance analysis, sensitivity analysis, probability analysis and expert scoring method. The paper establishes the evaluation index system, which includes environment, enterprises and projects. The last part of this paper, the risk response plan and risk avoidance, risk transfer, risk mitigation, risk retention, risk utilization treatment, the risk map said method, audit risk and risk early warning risk control means, processing and monitoring of project investment risk analysis, put forward the corresponding suggestions on risk management.
