With the acceleration of globalization and urbanization, as well as the constant improvement of people’s living standard, large amount of urban space are under developing or re-developing. However, many new constructions in city, which only consider the short-term profit, are taking places and cause the problem of low-efficiency of land use, such phenomenon made us to stop to thinking the essence of the spatial value of the city. Urban open space is one of the important spatial forms; it has a tremendous value in improving ecological environment, promoting social harmony, and assisting sustainable development.Urban open space are especially important regarding the situation in Urumqi, Xinjiang due to its geological environment and climate condition. In the past years there has no effective way to evaluate the urban open space of Urumqi, so that the investment on urban open spaces is not motivated by obvious benefits. Consequently, constructors and citizens overlooked the importance of utilization and protection and urban open spaces, such behavior will lead to an even worse result, such as arbitrary decisions makes by the government,unbalance distribution of city space, shallow public consciousness, which would totally impact the sustainable development of the urban open space construction.The research conducts Hedonic Pricing Method as value assessment. This system picks samples and analysis the real time rates of real estate around study area, extracting factors implicit in housing prices and giving a detailed explanation of its impact, therefor evaluate the parks with in Xidaiqiao region, including Lanxiu Park, Hongshan Park, South Hongshan Park,Qingshanyuan, Renming Park, public plazas and green spaces. The result present the positive impact of urban open space, meanwhile it carries important function in people’s daily activities; it fulfill the requirement of entertainment of citizens, such as exercise, experience nature, visiting spots, meeting friends, and leisure; at the meantime, proves the HPM, a quantitative evaluation, is feasible.Quantify the value of urban open space provide a theoretical basis and support forrational distribution of urban space, to improve the city ecological environment, to improve the quality of life of residents. The ultimate goal is to offering an idea city open space, which could encouraging people come out from the house, enhancing the interpersonal relationships frequency of community, letting residents experience the city and nature’s charisma, thus accomplishing a dynamic space, exciting city, and promising lift.
